A cluttered listing sits. Every week an estate property sits full is a week of decay in the photos and the price. Hand us the keys and get back a photo-ready property on a date you can promise your seller.
The sequence that protects your list date
Week 1 — Walkthrough and decisions. Get a flat written price on the cleanout. Simultaneously, give heirs a hard two-weekend window to claim what they want. These run in parallel, not in sequence.
Week 2 — Sort and liquidate. Documents and keepsakes come out first and go back to the family. Sellable items are separated and routed to sale or auction. Everything else is staged for haul-off.
Week 3 — Clear, clean, and address the obvious. House emptied, broom-clean. This is the moment for the cheap fixes that photograph well. Skip anything structural — you are not renovating.
Week 3, end — Photos. Not before.

On referrals
We work with agents regularly and the arrangement is simple: we never step on your client relationship. We do not solicit the listing, we do not pitch other services, and we report back to you rather than around you.
What you and the executor get
- Before-and-after photographs of every room
- An itemized donation receipt for the estate's records
- A written accounting of anything sold and what it brought
We commit to a completion date in writing so agents can schedule photography and sellers can hold a closing.
